Drainage in Monterey

The ground falls toward the swamp, not the sand. The dune ridge along Lady Robinsons Beach sheds water fast, but the rest of the grid slopes gently inland into the low corridor of the old Pat Moore's Swamp.

Overland flow finds the low streets first. When a big storm outpaces the aged street drainage, sheet water crosses the flat blocks and ponds against garages and gully traps before the wetland can swallow it.

A high water table sits under the western pipes. Groundwater from the remnant swampland keeps trenches wet on that side of the suburb, so buried lines live in saturated ground that corrodes fittings and lets sand creep into open joints.

That geography sets the whole job apart. This is not seawall or tidal-outfall country; it is a shallow, almost level basin where every pit, ag line and sewer has to move water inland with barely any fall to help it.

Salt spray goes to work on the frontage. Straight off Botany Bay, the air along The Grand Parade pits external copper, tap spindles and the drain fittings on the beachfront unit blocks far faster than on streets two rows back.

Sand ingress reopens old cracks. The alluvial and dune sand washes into any hairline gap in an aged earthenware or clay line, silting the invert and re-choking a drain that jetting cleared only a few weeks earlier.

Strata stormwater is shared property. In the 1960s and 70s blocks facing the water, the stormwater and common drainage belong to the owners' corporation, so one surcharging pit can flood the ground-floor flats and the car stackers beneath them.

One fault rarely stays put. Along Cook Park and the beachfront run, a choke in a single unit stack shows up two floors down, which is why we camera the whole common line rather than clearing one branch and hoping.

Interwar bungalows. The original earthenware under the older inland homes cracks and offsets beneath later driveways, while galvanised waste lines fur shut, so slow wastes and recurring root blocks are the giveaway.

Beachfront apartments. In the Grand Parade blocks, shared stacks and one common stormwater system mean a fault in one flat surfaces in another, and salt-worn fittings weep where they meet the slab.

Renovated and rebuilt homes. Duplex rebuilds across the grid pile more roof and paving onto old street drainage, so downpipes and pits sized for a single bungalow surcharge in the first serious storm of the season.

Commercial and shopfronts. Around the Chuter Avenue shops, grease-heavy kitchen waste and hard-worked floor gullies need scheduled jetting rather than a one-off clear to stay ahead of a choke at the worst possible moment.

A little care between call-outs keeps the older lines on the grid out of trouble, and none of it costs a cent to start doing today.

Mind what goes down. Fat, coffee grounds and wet wipes are the three that choke the interwar bungalow lines fastest, and not one of them belongs in a drain on this almost-level ground.

Clear the pits before the season turns. A quick look at the stormwater pits and grates ahead of the summer cells keeps leaf litter from damming the low inland runs when the first heavy downpour lands.

Book a camera on an old home. If you have just bought an interwar cottage off the beach, a survey of the original earthenware now beats meeting it as a collapse under the driveway later.

Watch the ground-floor gullies. In a low unit or garage near the corridor, keeping the external gully grate clear of sand and leaves gives storm water somewhere to go before it backs toward the door.
